Inspectors always recommends to clients in the process of building a new home to get an independent inspection at the following four key stages of your new build:
- Pre Slab Stage Inspection
- Frame Stage Inspection
- Lockup Stage Inspection (Pre-Plaster)
- Completion Inspection, or also known as the handover or
Pre Completion Inspection (PCI)

Each stage inspection duration can take between 1-3 hours depending on which inspection stage and the size of the property.
Pre Slab Stage Inspection
Inspectors from iSPECT Building Inspections conduct pre-slab building inspections to check that your builder has laid the foundations to plan, prior to the pouring of concrete.
It is very important to the slabs safety and design that a pre slab building inspection is carried out prior to the pouring of concrete. Inspectors ensures everything has been set up in compliance with the approved engineers design and drawings, the Building Code of Australia and other relevant codes and standards.
Frame Stage Inspection
Inspectors from iSPECT Building Inspections will carry out a new home frame stage inspection across and Australia Wide.
The frame stage inspection is completed after the frame has been approved by the building surveyor who would have been appointed by your builder. The frame stage inspection completed by Inspectors is much more detailed than that of the builders surveyor and we check to ensure that:
- the poured concrete slab does not have any exposed steel around its perimeter. We check for "blow-out" along the edges as well as for any bottom plate overhang which if neither are rectified will potentially create future problems;
- the concrete slab does not contain excessive cracking and dusting;
- the concrete slab is level and in most part even;
- the constructed wall frames are compliant with the building code and the bracing is installed correctly;
- the roof truss installation and bracing is to plan;
- the frame meets the engineering design and plans that have been supplied to Inspectors.
Lock Up Stage Inspection
The lockup stage is often referred to as a pre plaster stage, it is the point in time of building a new house when you can 'lock up' the house. This tends to be when all the windows and exterior doors have been installed.
The lockup stage is a major milestone when building a house. Once the external doors are on and your windows are in and it allows for internal appliances and fixtures (e.g. light fixtures, taps etc.) to be installed.

Completion Stage Inspection
The Practical Completion Inspection (PCI) is a very important inspection. As the name suggests this inspection provides the new homeowner the opportunity to identify any faults and to request that they be fixed prior handover to you.
iSPECT Building Inspections recommend that prior to this inspection that you engage Inspectors to inspect the property and complete a report that will identify any non-compliances or faults so that these can be raised with the builder at the PCI.
New Home Construction Stage Inspection Report Summary
Inspectors will complete each construction inspection stage report digitally and will then release the report via email in PDF format.
When booking the inspection, please discuss with Inspectors from iSPECT Building Inspections how quickly you need the report. Inspectors will ensure you have the report within 24 hours of the inspection. But, if you need it sooner this can be arranged.
iSPECT Building Inspections recommended you are present during the inspection to make it easier for Inspectors to communicate with you their findings and show you any points of concern. It will also give you an opportunity to request Inspectors to pay extra attention to any items or areas on the site that you are concerned about.
